Do I need a buyer’s agent, or can I go directly to the listing agent?

You can technically use the listing agent (called dual agency in California), but the listing agent has a fiduciary duty to the seller. Having your own buyer’s agent ensures someone represents your interests specifically. There is no extra cost to you — the commission is paid from the sale proceeds either way.

How much do I need for a down payment?

It depends on loan type. FHA loans start at 3.5%, conventional at 3–5%, VA and USDA at 0%. In California high-cost counties, conforming loan limits reach $1,149,825 (2024). We coordinate with lenders to identify the best program for your situation.

What if multiple offers come in on a house I want?

This is where negotiation strategy matters. We analyze the property, the competition, and the seller’s situation, then structure an offer that stands out without overpaying. Price is not the only factor — contingencies, closing timeline, and deposit amount all matter.

Can I work with you while I’m looking and not under contract yet?

Yes. Most of our buyer clients work with us for several months before finding the right property. There is no contract to start. We work with buyers at their pace, not ours.
